SITE BACKGROUND

THE SITE

The site is a broadly triangular parcel of greenfield agricultural land measuring 15.1 hectares, and is positioned to the northeast of Chester Road, adjoining the southern edge of the urban area of Heswall.

 

The site is well contained by existing built form, with residential development to the south west (beyond Chester Road), a railway line to the east, an equestrian business and paddocks to the north west, extending towards Gayton Park and existing residential neighbourhoods of Heswall to the north, and a small employment area to the south.

 

It benefits from exceptional accessibility, including bus services on Chester Road providing frequent access to Heswall district centre and close proximity to Heswall’s established retail and service core, as well as two primary schools.

SITE SUSTAINABILITY

The Site is extremely well-connected to Heswall, with multiple pedestrian and cycle links to and through the Site, and direct vehicular access proposed via two access points on Chester Road. In respect of public transport, there are bus stops located immediately adjacent to the Site’s western boundary on Queensway and Gayton Lane. These stops provide weekday services to Neston High School, West Kirby Grammar School, Oxton, West Kirby Station, and the Chester Bus Interchange. The Telegraph Road bus stop is located within 400 m of the Site and provides regular additional bus routes to Liverpool, Arrowe Park Hospital, and Barnston.

 

The nearest train station is Heswall, located 1.1 km to the north of the Site which provides frequent services to Birkenhead, Liverpool City Centre, and Wrexham Central.

 

The Site is well served in terms of schools with Barnston Primary School located approximately 180 m north of the Site and Gayton Primary School and Pre-School located 1 km west of the Site. The Site is also accessible to St Peter’s C of E Aided Primary School (1.5 km northwest of the Site) and Thornton Hough Primary School (2.4 km east of the Site). Pensby High School and Neston High School are the two secondary schools within a reasonable distance of the Site, both circa 3.1 km from the site due northwest and southeast respectively.

 

In terms of local amenities, there is a local centre in Heswall, approximately 1.2 km northwest of the Site which includes a pharmacy, various clothing stores, pubs and bars, and two supermarkets (M&S Foodhall approximately 1.1 km northwest of the Site, and a Tesco Superstore circa 1.7 km northwest of the Site). Closer to the Site, there is a local gastropub 360m northeast of the Site.

 

Other amenities within close proximity to the Site include a Squash Racket Club centre located circa 180m north of the Site), Heswall Skatepark (circa 215m north) and Gayton Park within 100m of the Site.

The Site benefits from a highly sustainable location, which is accessible via sustainable modes of travel including walking, cycling, and public transport. As such, the Site offers genuine alternatives to private motorised vehicle trips.
