THE PROPOSALS

Barratt Homes will submit an Outline Planning Application to Wirral Council in due course. While the proposals evolve, we want to share information with the local community to seek views on the scheme. We would welcome your thoughts on the proposals and details of how to provide these can be found in our ‘Have Your Say’ section.

 

The development proposal for the Site includes the following:

  • Up to 295 new homes, including up to 103 (35%) affordable homes for the local community, alongside a range of family homes for first time buyers;

  • Two new vehicular access from Chester Road providing a tree lined access loop through the Site;

  • Retention and enhancement of existing trees, and ponds, enhanced by new landscaping and planting to create a strong green edge and landscape structure throughout the site;

  • Significant green corridors and areas of open space throughout the Site include two children’s play areas and a multi-functional Country Park to the north adjacent to Gayton Park which will focus on biodiversity enhancement, to ensure a 10% net gain can be delivered on-site.

  • Pedestrian and cycle links in and around the Site to link the Site with Heswall and the surrounding area.

The proposals will deliver significant economic benefits, including:

 
Construction Impacts
  • Construction-related employment: around 194 temporary jobs on and off site over the expected 6-year build programme.

  • Economic Contribution from Construction Phase: £78.5million of Gross Value Added (GVA) during the construction period.

 

Post Construction Benefits
  • The scheme will provide homes for 288 economically active residents in employment.

  • Household spend: the scheme will generate over £8.4million of household expenditure per annum.

  • £2.1 million will be spent in local businesses as first occupation expenditure.

  • Increased Council Tax income: The construction of the new homes could generate around £750,300 per annum in additional Council Tax revenue.

  • Improved energy efficiency: Annual energy cost savings from the new homes are estimated to be around £126,300 per annum, relative to older properties.

  • Supporting the climate change agenda: the carbon emissions savings could amount to around 326.1 tonnes per year, compared to older properties.
